When will I start to be charged a management fee?
You aren’t charged a single penny until we find you a resident. From the first month’s rent collected, we deduct the ‘New Resident Find Fee’, ‘Monthly Management Fee’ and any associated tax.

What is covered in the management fee?
Full handover of your apartment upon practical completion, reporting and rectification management of any snagging items, client money handling and payments of rent, dedicated property manager for your resident, dedicated investor relations team for you, welcome pack for your resident upon move in, sparkle clean of your apartment before a resident moves in, mid-tenancy inspections and access to your own personal owner's portal where you can see key building and tenancy documentation anytime.

What does the ‘New Resident Find Fee’ cover?
This fee covers the initial marketing of the apartment via our chosen channels, unlimited viewings on the apartment, write up of the assured short hold tenancy agreement, tenant referencing, guarantor referencing (if required), deposit registration, inventory and checkout reports and interim tenancy inspection report.

Do I pay VAT on my management fee?
Yes, we charge 7.5% monthly management fee + VAT = 9%

Why isn’t my tenant paying any fees?
As of 1st June 2019 UK legislation changed resulting in a complete tenant fee ban. Administrative charges usually charged to the tenant before the start of a tenancy can now no longer be charged. We have built these costs into the £480 (inc. VAT) charged to you from the first month’s rent collected.

Can you collect my keys from the construction team?
Yes, once signed up to our lettings and management agreement we collect and securely store your keys until we require for viewings or furniture install.

Will you accept delivery of my ordered furniture?
Yes, once you are signed up to our lettings and management agreement we will used the keys held to allow access for furniture delivery and installation.

Can you help with overseas landlord tax exemption?
To a certain extent yes, we always recommend a financial advisor or UK property tax specialist be consulted if you are unclear on the UK tax structure for overseas landlords.

How do you calculate the estimated rental valuation for my apartment?
We conduct a rental valuation using comparable evidence from neighbouring schemes and our extensive knowledge of the Manchester rental market. Before we are allowed on-site, we conduct this as a desktop valuation only. As soon as we can gain access which is usually before practical completion we assess every apartment within the building and take further factors into consideration.

How often will I receive statements?
Monthly statements will be issued in line with rental payments, we can also prepare quarterly statements for tax purposes if required.

How long will it take for you to rent my apartment?
We don’t put a time frame on when we will rent your apartment out. We screen potential tenants based on their wants and needs and match them to apartments that suit that criteria. This way we know we are placing resident in apartments for the long term not the short.

How do you reference a potential resident before they move in?
We use a 3rd party referencing company called ‘Let Alliance’. They start with an employer’s check confirming salary and position held, then move onto a credit check and finish with a previous landlord check.

Am I able to select the resident that takes my apartment?
If there is more than one offer on your apartment, you will be able to review and choose a tenant. All offers made will be presented to you as the landlord for review and confirmation for acceptance.

Can I set restrictions on the type of resident I want in my apartment?
We have set parameters for which you can set certain restrictions on residents. This can be discussed with your investor relations team if you have any.

Do I need landlord's insurance for my apartment?
We highly recommend you have landlord's insurance which covers you for rental loss and contents insurance as a minimum. The building insurance covers for fire and leaks affecting the fabric of your apartment only.

Why is a maintenance allowance mentioned in my contract?
We request confirmation that you consent to a pre-agreed maintenance allowance of £250 (inc. VAT) for circumstances that fall out of the warranty or defects period from the developer - for example, accidental or intentional damage by a resident or visitor. This will be then visible on your next statement as a deduction to rent received with a clear explanation.

Do I need to furnish my apartment?
We strongly recommend you provide your apartment to us furnished. The Manchester market is extremely competitive and a great deal of the stock coming available in 2020 will be full or part furnished. It also gives our lettings team a better chance of renting your apartment out quicker.

Do I need to provide blinds or curtains for my apartment?
We strongly recommend you provide your apartment with window coverings installed. The Manchester market is extremely competitive, and making your apartment stand out from a crowded market place is crucial. It also gives our lettings team a better chance of renting your apartment out quicker and makes the space more inviting for any potential resident viewing.
